To identify and report signs of potential mold growth along with conditions that are conducive to mold growth as evident to the inspector on the day of the inspection. This is a non-intrusive, visual examination that includes visual and readily accessible components and systems. This inspection does not identify physical detects with in systems. This service includes a detailed report with recommendations only (Mandatory with Protocol).
Schedule today!A Certified Mold Inspector will take a minimum of 3 samples to aid in determining the following; whether mold spores are present at elevated levels, whether there is a source of the fungal spores affecting an area in which human exposure is likely to occur, and whether structural damage has occurred due to fungal exposure (which gives grounds for a remediation plan). The samples that may be taken include air, surface (Tape or Swab) and/or bulk.
Schedule today!A mold remediation protocol is a guideline that outlines and addresses the scope of work, necessary areas to be remediated and/or cleaned, the proper equipment and tools to be utilized, and the criteria for project clearance. The Indoor Environmental Professional writes the protocol based on discussions with the client, his/her inspection, mold sampling results and professional experiences and expertise. Mold remediation contractors must acknowledge their understanding of the protocol with a signature, follow the protocol as it is written, and should not deviate from it unless agreed upon by the client and the Environmental Professional.
If post remediation testing or the visual inspection FAILs, additional testing will be required once corrections are made. A $75 trip charge will be added for each occurrence in which we must return to retest.
Clearances of General Areas, HVAC systems, and/or air/surface samplings may be useful to verify a successful remediation. Clearances may be accomplished by conducting a visual inspection and/or post sampling. Post-sampling should always be performed if pre-samples were taken, for comparison purposes.
Clearance samples should always be considered during the following situations; when litigation is involved, when specific health concerns are noted, to assure that mold was successfully removed, if more than 10 square feet of an area are affected, or if a HVAC system have been remediated. Post samples include 3 Air and/or Surface and Outdoor samples (depending on what areas are in containment. Multiple air samples and surface samples may be needed. See additional samples for details).
Note:
✓ The environment tested will not be sterile or 100% mold free, even after a successful remediation. The goal is to eliminate or decrease, in numbers, the amount and type of spores of fungi.
✓ After remediation, the kinds and concentration of mold and mold spores indoors should be like those found outside.

Re-inspect the remediated area every 2-3 weeks until satisfied the water intrusion has stopped and mold growth is unlikely to occur. Look for any new water sources or water damage. Also check to ensure the porous/semi-porous building materials that were cleaned remain free of visible contamination.
